They sound alike, but they mean very different things.
Smart housing (also called a “smart home”) is about technology. It means a home with connected devices you can control from your phone or by voice, such as smart thermostats, keyless door locks, video doorbells, automated lighting, and energy-monitoring systems. These features add convenience, security and energy savings. They don’t affect what the home costs to buy or rent.
S.M.A.R.T. Housing is about affordability. It’s a City of Austin program, and the name is an acronym for homes that are:
Homes built under the program must also meet the City’s green building standards. Developers who set aside a share of their homes for income-qualified households can have certain City development fees waived and their reviews expedited. Those savings help keep the homes affordable for working Austinites like teachers, first responders and service workers.
In short: “smart housing” describes what’s inside the home. S.M.A.R.T. Housing describes who the home is built for and how its price stays within reach. A home can be one, the other, or both.
